How offsites for twelve to eighteen actually run at the compound — capacity, breakout space, AV, and the small logistical things that decide whether the trip ends with a feedback survey or a thank-you note.

The short version

The corporate retreat brief is rarely about the property. It is about whether the team can actually get work done between the jet-lag dinner and the closing review, and whether nobody has to sleep on a sofa. A privately-rented villa fixes both — provided the villa is sized for the group and has a real meeting surface.

01 · Capacity

How big a team can actually offsite here?

The Compound sleeps 18 across 9 bedrooms. Indigo (the larger wing) sleeps 10 across 5 bedrooms with private KTV. Cerulean (4 bedrooms, sleeps 8) is the smaller wing with a triangle saltwater pool. For a 12-person offsite the room to spread out matters more than the headcount cap — book The Compound and you get spare bedrooms for breakouts, sound isolation between deep-work zones and social zones, and no shared bathrooms across teams.

From hosting offsites here: the executive or visiting partner usually takes the Cerulean upstairs master (dual-basin marble, walk-in closet, the quietest room in the compound). Senior team in the four kings on the Indigo upper floor. Junior team in the Cerulean ground-floor and the Indigo bunk room. Nobody on a sofa.

02 · The work environment

What's the AV and Wi-Fi setup actually like?

The KTV lounge on the Indigo side is the workhorse. 100-inch projector. Professional sound. HDMI passthrough so a presenter plugs a laptop in directly; alternatively the system mirrors from any device on the network. The room blocks sound to the bedrooms upstairs — a deliberate build choice that pays off when a working session runs long while half the team is napping after lunch.

Wi-Fi is fiber to both wings with mesh routers in the bedrooms and common spaces. Sustained throughput typically 200–400 Mbps on speed tests, comfortably enough for video calls from any room and uploads through standard cloud tools. For groups doing real work — IPO prep, M&A reviews, codeathons — the team can also pre-arrange a backup mobile hotspot SIM at no charge.

Power: dual-voltage outlets in every bedroom, US/UK adapters stocked. The kitchen island in The Compound seats 8 around the counter as an informal stand-up surface. The dining table seats 18 for working dinners. There is no whiteboard — most groups bring a Notion link or Miro board and project. If a physical board matters, ask at booking and the hosting team will source one.

03 · Food & transport

Meals, transport, and the offsite-day rhythm.

The default rhythm that works for most offsites: chef-prepared breakfast, working session through lunch (catered or chef), a 90-minute pool break, working session through evening, group dinner. The Thai chef is the highest-leverage add-on for offsites — it eliminates the lunch-coordination tax and consistently produces meals people remember.

Transport: a regular driver booked for the trip duration. One van handles 8–10 guests; two vans cover the full 18. The driver's day starts with airport pickup and ends with airport return. In between, the team uses the same vans for any restaurant runs or off-site activities. Cheaper and faster than coordinating Grabs for a group of 12.

For team dinners off-property, Jomtien and Walking Street are both five-minute drives. The Walking Street side gives the team the option of a city night out without anyone needing to negotiate logistics. The Jomtien side stays quiet — recommended for the closing-night dinner when the team has already burned its dopamine reserves.

04 · Booking

How does the booking work for a company?

The deposit is a refundable credit-card hold ($1,500 for The Compound, $1,000 for either wing). It applies to the final balance and only converts to a charge if there is significant damage or missing items, which has not happened. Company cards are accepted; invoices can be issued for accounting workflows that need a vendor record.

Direct booking through this site avoids the 15–20% Airbnb / Booking.com markup. Why book direct walks the breakdown. Yes. The Indigo wing of Villa Azure sleeps 10 in five bedrooms; The Compound (both wings together) sleeps 18 across nine bedrooms. Twelve fits comfortably either by booking The Compound for room to spread out, or Indigo plus two ground-floor bedrooms in Cerulean.

Is there a meeting space or breakout room?

The Indigo wing has a 100-inch projector setup in the KTV lounge that doubles as an offsite presentation room — full audio, HDMI passthrough, screen-mirroring from a laptop. The dining area in The Compound seats 18 around one table, useful for working sessions. The poolside daybed deck on the Cerulean side works as a quieter breakout for 1:1s.

What's the Wi-Fi situation for a working group?

Fiber to both wings, mesh routers covering all bedrooms and common spaces, typical sustained throughput in the 200–400 Mbps range on speed tests. Adequate for video calls from any room. Backup hotspot data is available on request for groups that need failover.

Can a private chef prepare meals for a corporate group?

Yes. A Thai chef can be arranged for breakfast through dinner, with menus tuned to dietary needs (vegetarian, halal, allergies) given 48 hours' notice. Outside catering is welcome for larger meals. The kitchen is residential-grade with two ovens, a six-burner gas range, and ample prep counter — ample for a chef to plate for 18.

How far is Bangkok and how do groups get there?

Suvarnabhumi Airport (BKK) is roughly 90 minutes by car in normal traffic, two hours during Bangkok rush. Don Mueang (DMK) is similar. Most corporate groups arrange a regular driver — single van for 8 to 10 guests, two vans for the full 18. The hosting team can book a regular van driver for the duration of the stay.

What does a refundable deposit cover for a corporate booking?
